    lower rents could lead to difficulties paying interest, sure. my point is I don't think many landlords will sell at a low point in the property market because they fear falling rents. most will look at capital values first and income streams second. i think they'd hold their nerve over rents if they thought they could manage the finance and if they thought that prices to sell would improve.

    IMO plenty of places have been on the market so long that you should be able to negotiate the price down fairly easily.

    Do you know if some of the sites who advertise property for rent change the length of time the property has been on the market regulalry?

    A colleague of mine has a place advertised to rent but it has been vacant for 2 months yet the advertisement says it's only been on the market for 3 days?

    If its vacant for two months it costs too much
    Fianna Fail will allow the Irish People, to me milked like Milch Cows, by the CIF through high house prices, rents, and land prices, at the expense of competitiveness,and quality of life. FF+CIF=1

    Yeah thats true of the seasoned professional landlords but what about the amateurs , they number in the tens of thousands I'd say.

    We track how long a property has been on the market by recording the date we first see it.
    Even if the person renews the add we will still have it recorded as being on for the correct number of days.

    Check out their property on the site and you will see

    I still can't see more than a small number bottling it like that. If they are in negative equity they'd have to stump up cash to clear the mortgage when they sell.

    Consider living north of the river. My experience is that housing is better value and higher qualitity up here (as there are plenty of new buildings). There are a ton of new good quality appartments in Artane, and the transport links to the city center and Dart are second to none. Theres a bus every 1 or 2 minutes on the Malahide road.
