    IPW Report # 27 - 3,117 Price Drops & 94 Price Increases

    Irish Property Watch

    The stock of unsold properties on Daft is currently equal to 16 months supply.

    The average number of days properties have been listed is 191 days.

    Over the period 29th June to the 13th July 2008 there were 3,117 drops and the average drop was €29,758.
    Over the same period there were 94 increases and the average increase was €40,214
    The 3,177 properties reduced the price by just over €94,5 million in total.

    The 94 properties raised their price by just under €3.5 million in total.

    1,866 properties were removed from Daft during the last 2 weeks while 3,552 new properties were added.

    I fear that a collective denial still grips the Irish over the value of their property. They still ask unrealistic prices for their idiotically overpriced shoe boxes and still seem deluded enough to feel they have an inalienable right to ask it.

    A couple I know put in a bid for a modest abode, the offer wasn't substantially lower than asking price but a fair price that even the estate agreed would be a good deal for the seller at present. He smugly rejected the deal. The estate agents despair was palpable.

    The suffering will continue for some time yet and people here seem intent on perpetuating it through their own sense of magnified self-entitlement.

    Leftfemme, I'm frankly surprised at you. Have you not been LISTENING. We are a small open economy who is well positioned to weather this current economic storm caused by global conditions over which we have no control. Due to our government's previously unblemished economic record, we can with utter assurance plan to come out of this temporary "blip" unscathed and ready to party. Good times are just around the corner.

    It is only removals from Daft as we still have no way of getting the actual figures on sales.
    That means the 16 of months supply could be significantly understated.
