    property market

    Are House prices recovering in South Dublin?
    A friend of mine has been looking and he says its quite busy out there. That there are lists of people waiting to see places Southside. He poins out that there has not been the rash of new building on the Southside and people are placing bids of over 700,000 . I still think thats crazy money and we are not talking Herbert Rd but Ballybrack Village. Any opinions?

    Based on houses around mine having been on sale for up to 18 months with numerous price drops and no activity. Even viewings. They look to have been mothballed. These are not new builds. Georgian houses.

    Im not sure I get the Portobello bridge reference?! I wish them to fall further because I think People on average incomes have ended up with long commutes as a result of this market. I want and expect it to come down so that Southside prices avg 500,000 or less.

    Yes, some stock is moving but at vastly reduced prices. I don't expect the upturn in activity is enough to stop the slide though.

    There's no where near the activity levels 'your friend' suggests.

    I hope you're right but there has been so much prpoaganda that its hard to get to the truth. I mean look at those TSB house price index that showed only a 7% drop -when we all know its been much more and then you have IIB bull about three ECB cuts this year.

    Indeed it does. Apologies if I'm overly sceptical. There are a lot of shills doing the rounds on the forums these days talking up and down.

    Diageo's prime site at Jame's Gate is now being valued at €1.5Bn versus it's previous valuation of €3Bn. I'd say that's a more realistic indication of where things are heading than the PTSB index.

    I have a place for sale, in the last week I have gone from no viewings in three months, to one a day. of course, this doesnt mean I will get a sale, but it is better than nothing. Being open to offers helps of course, unlike one of my mates who refuses to budge from his pre slump asking price.
