    I didn't realise stock transfers made up so much of the Stamp Duty take. House sales have fallen of a cliff. Expect lay-offs in legal and estate agents professions soon.

    ZhouEnLai - I dont know what % of share turnover is resold before stamp duty becomes due. Could be appreciably less that I guessed.

    I suspect quite a few of this years starts won't be converted into completions in the normal time frame. There's a field full of half built houses in Balgriffin, that hasn't had a brickie near them in about 6 months. I'd not be surprised if this is the only site that a developer has put on hold in the face of a sales freeze.

    a much more annoying aspect of this practice, is that the people who have already moved into these housing developments are now sitting in half built estates, which are unlikely to be filled and finished and handed over to the local authorities for years.

    Not only in BAC but throughout the country - in Carnlough - pleasant village with 45 mins of belfast (just getting into the spirit of things) a field of houses have not sold - been up for sale for ages.

    Yep Roc, and the one I mentioned is in that sort of condition, With the finished occupied houses looking out onto a couple of acres of houses built to DPC level and ground floor lintel level. And the usual collection of building materials and waste all over the gaff. I wouldn't like that. I pass them every day and I always glance over to see if there's any activity. Not a dickie bird since about March I'd say.

    Ah well, I'm sure they'll finish off when they are sure they can flog them reasonably quickly.

    Question: Are most of these new estates not going into Management Co.s as opposed to being taken into charge by the LA?
