the question to ask is why are rents rising.
Is it because its in the banks interest.
For every renter thats buys a new house theres the chance that a person who has a buy to rent morgagte will default. So is it better for the banks to restict loans and kept rents high and more people renting.

Why are rents rising ? Because more people are renting.

Why ?

Because you cannot get a mortgage
Because you cannot get a tracker and the variable rate is being stress tested at 6%
Wait until its stress tested at 8%
Because people cant get a deposit together
